How a custom home actually gets built.
Lot consultation
We meet on your lot. Topography, drainage, CAMA implications, views, sun, road access — all on the table before we sketch a single line.
Schematic design
Two to four conceptual layouts. Hand sketches, then drafted plans. We talk through the trade-offs honestly — what each choice costs you and what it earns you.
Design development
Materials, finishes, structural systems, hurricane engineering, energy approach. Renderings you can show your family.
Contract + permits
Fixed-price contract, transparent allowances, full schedule. We pull permits and CAMA approvals before anyone touches dirt.
Build
Ten to fourteen months from groundbreak to keys. Weekly Friday photo update; monthly walkthroughs with you on-site.
Move-in + 90-day check
Final walkthrough together. Punch list closed before final payment. We come back at 90 days to make sure nothing settled wrong.
